About Moyer Street Townhomes
In 2016, Moyer Street Townhomes, dubbed “Awesometown,” became the first LEED V4 Homes Platinum Certified project in Pennsylvania. It was one of the first projects in Philadelphia where a nonprofit partnered with a sustainable developer to provide environmentally friendly housing.
NKCDC worked with Postgreen Homes to convert a former industrial site into a unique mixed-income residential development of 14 sustainable townhomes. Ten units were sold at market rate by Postgreen Homes; four were subsidized and sold to qualifying income-eligible homebuyers through NKCDC.
“We’re building almost a passive-house-level of insulation, air sealing, thermal bridging and all of that geeky green-building stuff,” said Postgreen’s president, Chad Ludeman. “That stuff is mainly done for custom homes for an owner-builder with a really big budget, spending a lot of time. We obviously have a smaller budget and a smaller timeframe, so that’s unique.”
Moyer Street Townhomes sit on the former site of Pathan Chemical at Moyer and Thompson Streets in Fishtown. After the business was closed and the site vacated, a fire broke out. To pass inspection and get approved for residential occupancy, the Pennsylvania Department of Environmental Protection required that contaminated soil be removed and clean soil be brought in. In addition, Postgreen installed vapor barriers with roof ventings under all of the home foundations to ensure high indoor air quality.
The homes feature three and four-bedroom options, two baths, one or two-car parking on a green lot, and 1750 to 2100 square feet of living space. Super insulated walls and roofs, triple pane windows, energy star HVAC, green roofs, and roof terraces are found on every unit.
All homes have been sold.
