Vice President of Real Estate and Economic Development

New Kensington Community Development Corporation (NKCDC) is a community development corporation committed to sustainable development in housing opportunities, economic development, vacant land strategies, community engagement, health and wellness, and real estate development. NKCDC advances social equity and economic empowerment by nurturing and creating opportunities for residents to live and actively shaping their neighborhoods of choice. To that end, NKCDC provides free resources to residents and businesses in the Kensington, Fishtown, and Port Richmond neighborhoods.     

 

NKCDC has a strong reputation, both locally and nationally, with longstanding credibility of serving as a trusted and valuable partner and collaborator. The organization is one of only two community development organizations in Philadelphia that are chartered members of the NeighborWorks America network. Our current work using a trauma-informed community engagement model, applying a racial equity lens across the organization, and leading programs at the intersection of health and housing are keeping NKCDC at the cutting edge of community development. NKCDC draws on the strengths of the communities in Kensington, Fishtown, and Port Richmond — a population of over 62,800, 23% of whom live below the federal poverty level — to make sure neighborhood development benefits all residents. Function 

The Vice President of Real Estate and Economic Development (VP REED) is part of NKCDC’s executive leadership team and is responsible for the oversight and supervision of the day-to-day activities relative to the organization’s real estate and economic development initiatives. The VP REED will work to successfully execute NKCDC’s programmatic and operational goals, supporting staff in setting key objectives and then establishing strategies and methods for accomplishing those objectives. The VP REED also leads the mission-driven real estate development strategy and is responsible for the implementation of its economic development work. Reporting to the Deputy Executive Director, this person will oversee both the Real Estate and Economic Development teams and manage all processes across the Real Estate & Economic Development portfolios. He/she will also develop and strengthen relationships with board members, committee members, external partners, and donors.

Responsibilities 

Real Estate Development: 

  • Collaborate with the Executive Director and Deputy Executive Director to execute strategic Real Estate development goals. 
  • Regularly present to NKCDC’s Real Estate Committee of the Board of Directors.  
  • Oversee property acquisition and redevelopment planning and execution. 
  • Evaluate properties and develop use assessments and cost estimates.
  • Prepare grant proposals and manage contracts (architects, contractors, etc.).
  • Ensure comprehensive engagement to address local community development needs. 
  • Ensure financial sustainability of the portfolio and develop the project pipeline. 

Commercial Corridor and Small Business Development: 

  • Develop innovative strategies to increase contract participation of small, minority-owned businesses and support their growth. 
  • Oversee Corridor Management team and Corridor Steward team and implement strategies for supporting small businesses and corridor maintenance. 

Project Management and Compliance: 

  • Manage project budgets, schedules, and contracts, ensuring compliance with grant agreements and regulations. 
  • Implement property management systems for NKCDC’s residential and commercial properties, including maintenance, inspections, and lease management. 

Relationship Building and Industry Awareness: 

  • Develop new funder relationships and enhance existing ones. 
  • Monitor industry trends and donor preferences to position NKCDC for new opportunities. 

Innovation and Growth: 

  • Support the Executive Director and Deputy Executive Director in the evaluation and development of strategies to enhance revenue generation and funder engagement. 
  • Support the development and implementation of trauma-informed practices, DEI strategies, and HR policies that align with the organization’s strategic goals, fostering a more inclusive and impactful community engagement.

Qualifications: 

Real Estate Development and Project Management: 

  • Extensive experience in real estate development and project management, including demonstrated competence in real estate finance and grant and loan compliance. 

Small Business and Workforce Development: 

  • Experience working with small businesses and entrepreneurs, including workforce development and building the capacity of small businesses. 

Fundraising Expertise: 

  • Proven track record in fundraising from public and/or private sectors, emphasizing the development of emergent program areas and ensuring the sustainability of effective programs and projects. 

Leadership and Supervision: 

  • Strong leadership capabilities with experience supervising staff, emphasizing their professional development. Proven ability to manage teams and delegate responsibilities effectively. 

Financial Management: 

  • Prior experience in developing and managing budgets at project, program and departmental levels. 

Communication and Relationship Building: 

  • Exemplary interpersonal communication skills with a strong ability to build and manage relationships. 

Evaluation and Assessment: 

  • Keen understanding and prior experience utilizing evaluation and assessment tools for measuring, analyzing, and communicating outputs and outcomes. 

Human Resources Support: 

  • Experience supporting the Human Resources functions at an organizational level. 

Community Engagement: 

  • Experience engaging with disadvantaged communities around real estate development and policy work is a plus. 

Public Funding Knowledge: 

  • Familiarity with LIHTC, RACP, and other public funding sources is a plus. 

Compensation 

The pay rate for this position will be $120,060.08./Annually with a full-time schedule, 35 hours per week. To counter pay inequality and uphold internal parity, we use a nonnegotiable starting salary system, while benchmarking our pay to competitive markets in the nonprofit sector. Excellent benefits include an HMO health plan, long- and short-term disability insurance, life insurance, paid vacation, and a 403(b)-retirement plan. Work hours are from 9am-5pm. This position will be on-site at our central office, 2771 Ruth Street, Suite 1, Philadelphia, PA 19134.

Hiring process   

Our hiring process includes a 20–30-minute interview with HR, followed by an in-person interview with the hiring manager, and finally an hour-long “panel” interview with 3-6 staff members. The submission of a writing sample(s) may be requested after first in-person interview with the hiring manager. Reference checks are conducted after the final interview.
